Land Development

The MPW Zone to the right is 6.3 acres of industrial land whose best use is to convert into a tax producing housing development. See the picture above of the asphalt and building covered area. There is also a 1 one acre area whose best use is a historic park.

The plan is to have 6.3 acres developed by Bob Meyer Communities. The Borough will support the approvals and create guidelines for development of the property.

Below are approximate numbers based on the concept housing development layout to the right and market analysis:
  • 28 Homes
  • Sizes ranging between 2,400 and 3,700 square feet
  • Prices range estimate from $399,000 to $599,000

Glover Mill Park

Glover Mill was built in 1776 to serve as a fulling mill in support of local cloth needs. This is a Nationally and State registered historic landmark where wool was fulled for the flags made by Betsy Ross. This is a yet untapped treasure of the Borough that Project Garnet will bring to life. See the Foundation markers below.

  Open Space

Haddon Heights by far has one of the largest percentages of property dedicated to open space land. We have 387 square feet of open space land per resident. In contrast, Barrington provides 128 sq ft per resident, Audubon 94, Bellmawr 223, Stratford 107, and Oaklyn 166. Of the 8.2 acres, 1 acre is protected by historical registries for a park. In addition, cash generated by land development will be used to investigate and re-mediate 4 acres of recreational land behind the tennis courts on Devon Avenue. Project Garnet will add a total of 5 new acres of open space to our existing 67 acres of open space in the Borough, in addition to 28 new homes and ratables.
